  • Before your home is listed, we will complete a walk through of your property and provide guidance on what you should do prior to placing your home on the market. The goal is to get your home in top condition so that it will command a premium price. Properly staging your home before showing it to buyers will help the home sell itself.

 

  • Professionally photograph your home from the most flattering views to enhance brochures and internet presence. We will keep updated photos of your home on all websites.

  • We will prepare a professional virtual home tour for your home so that buyers can experience the uniqueness of your home 24 hours a day. We will have quality material with which to market your home.

 

  • We will create a quality brochure to emphasize all of the important amenities of your home to potential buyers. The idea is to make the best possible impression and to provide information so that after looking at dozens of homes, your home will stand out in the buyer’s mind.

 

  • Information box with professional colored brochures. This gives the drive-by buyer enough information about your home to become interested and to call for a showing. We will check the box prior to the weekend.

  • Churchill-Brown sign placed in the front of your home tells buyers that yours is a quality home represented with a quality company. Karen’s cell number is also on each for sale sign so buyers can contact her directly for detailed information about your home. Karen’s cell phone is always on.

  • You will be notified directly of all showing requests immediately by a phone call, e-mail or text, whichever will work best for you. We will try to give you as much notice as possible for all showings. We promise to be available.

 

  • All Realtors are e-mailed for showing feedback through our home feedback program. You will be able to keep up with your feedback and number of showings through this program. Our sellers love it!

 

  • Follow up on leads - There is a lot of real estate inventory available, so in addition to the marketing plan to drive traffic, we have a plan to follow-up on traffic. This will include telephone calls or emails to prospective home buyers who have visited your property, reaching out to other agents who are working with clients whose interests may match what you are selling and following up with website visitors who have viewed your online listing or advertisements.

 

  • Submit weekly traffic activity reports from Realtor.com & TourFactory.com. These reports show the number of views from potential buyers. We will prepare CMA’s regularly to keep you informed of the market changes in your neighborhood.

 

  • Our advertising position on REALTOR.com® is working 24 hours, 7 days a week bringing buyers to us. All leads are sent directly to our cell phones for immediate response. MLS Exposure - we will submit your home listing for exposure to over 5,500 active agents. We also list our homes on social networks such as Facebook.

 

  • Submission to the Daily Oklahoman Real Estate Magazine for “Featured Listing of the Week”. Also, we will feature your home in The Karen Blevins Group monthly email newsletter.

  • Networking – We keep area Realtors® up to date on your listing by using  blast e-mails, we also have a large database of potential buyers that we contact. We will advertise and promote your home to the agents who actively work in your area and price range, to make them informed about your home to show  it to their qualified buyers.

  • We will host broker’s opens for local REALTORS® to preview your home for their potential buyers. We will serve food and provide prize drawings. We always have a good turn out.

  • Offer to provide a home warranty. The buyers not having to bother with any repairs for a year will give them peace of mind. We have several service agreements for buyer’s to choose

  • Coordinate the transaction and all details of your closing with buyers, REALTOR®, lender, and the closing company.
